Auburndale Rezoning
Prior to 2009/2010, more than 2/3 of this portion of Auburndale was zoned for multi-family
apartment units (R3-2, R4 and R5 in blue), which resulted in a rash of teardowns replacing
one and two-family detached houses with small apartment complexes, particularly around
the Auburndale LIRR station. Other parts of the area saw detached houses replaced with
semi-attached buildings or row houses. The R2 portions of Auburndale (beige) had "flexible"
zoning that encouraged out-of-scale "McMansions" to be built.

After the adoption of the North Flushing/Auburndale Rezonings that I co-authored in 2009/2010,
more than 2/3 of the area previously zoned for multi-family housing has been contextually rezoned
R3X (orange) which allows only one and two-family detached houses and R4B (olive) which allows
one and two-family rowhouses with no parking in the front yards. The R2 areas, except along
Northern Boulevard, have been rezoned R2A (yellow) to better reflect the almost century-old
single-family housing stock. R4-1 has been mapped in a few areas to protect the one and two-family
semi-detached houses located there. Much of the former R5 area has been rezoned R4 or R5B to
lower the maximum height and density of potential new construction.
