contextual rezoning. All of it is zoned for multi-family housing - R3-2, R4 and R5 (blue) -

More than 1/3 of Bay Terrace needs to be rezoned to reflect the existing housing stock,
which includes one family detached (proposed R2A) and two family semi-attached
(proposed R4-1) houses. Small sections of rowhouses (proposed R5B) along Bell Boulevard
would also be contextually rezoned.
